2351 Route 130 South, Dayton, New Jersey
Located in South Brunswick, New Jersey, at the intersection of Ridge Road and Route 130, this park is just minutes from Exit 8A on the N.J. Turnpike. Along with its long-time institutional partner, Lion Industrial Trust of Clarion Partners, FGD demolished an obsolete manufacturing facility and an office building in order to redevelop this property into a Class A 979,000 sq. ft. Industrial Park consisting of three buildings; a 496,320 sq. ft. cross-dock, a 294,480 sq. ft. single-side load and a 187,600 sq. ft. cross-dock. Greek Development is serving as Developer and General Contractor for Clarion Partners, and is also a partner in the project. FGD plans to deliver the 496,320 to market in 2016, with the other two buildings scheduled for construction in 2017.
22/24 Roosevelt Avenue, Somerset, New Jersey
Veronica Crossings is a three building, 268,000 sq. ft. acquisition and development project located between Veronica and Roosevelt Avenue in Somerset, New Jersey. F. Greek Development is developing a 122,350 sq. ft. Class A single-side load industrial building, with the intent to market and lease the building to serve one or two tenants. FGD will also build an 86,000 sq. ft. flex-industrial building, intended to serve three to nine separate tenants. Both these structures are set to be complete in 2016. After construction had begun on the two speculative buildings, FGD acquired an adjacent 60,000 sq. ft. property and signed a long term lease with a substantial tenant. FGD is serving as Developer, General Contractor, Leasing Agent, and Property Manager as well as partner in these properties.
Turner Logistics Center
2 Turner Place, Piscataway, New Jersey
In partnership with LaSalle Investment Managers, FGD plans on constructing a 451,800 sq. ft., cross-dock industrial building located at Turner Place in Piscataway, New Jersey. The building has the ability to be served by Plate F Rail, the heaviest commercial grade rail service available in New Jersey. F. Greek Development acquired the site, demolished five existing outdated manufacturing structures on the site to prepare it for development. FGD also successfully negotiated a redevelopment area tax incentive for its future tenant through a Payment in Lieu of Taxes (PILOT) program with Piscataway Township. FGD plans to complete construction of this project in 2017 and is serving as the Developer, General Contractor, Leasing Agent and Property Manager for this project.
990 Veterans Parkway, Bolingbrook, Illinois
This project is located in the I-55 Bolingbrook market of Chicago, Illinois. F. Greek Development along with local developer Distribution Realty Group, are building a 189,350 sq. ft. speculative distribution center. Located at the intersection of Veterans Parkway and Crossroads Parkway, this infill site brought the challenges of a difficult title history, need for advanced geotechnical work, and the requirement for multiple planning variances in order to construct the targeted structure. FGD is providing its expertise in commercial building and construction management and working with the Chicago partner for project entitlement and property marketing. The project will be complete in 2016.
