Cascades Containerboard Manufacturing - 

Founded in 1964, Cascades Inc, is the leader in recuperation of recyclable materials and in manufacturing of green packaging products and tissue paper. The Company employs 11,000 employees who work in close to 90 production facilities located in North America and Europe.

In partnership with LaSalle Investment Managers, Greek Development constructed a 451,800 sq. ft., cross-dock industrial building located at Turner Place in Piscataway, New Jersey. The building is by Plate F Rail, the heaviest commercial grade rail service available in New Jersey. Greek Development acquired the site, demolished five existing outdated manufacturing structures on the site to prepare it for development. Greek Development also successfully negotiated a redevelopment area tax incentive for its future tenant through a Payment in Lieu of Taxes (PILOT) program with Piscataway Township.

Greek Development entered into a design-build contract to construct the building on a speculative basis. During the course of construction Greek Development signed a 20 year lease agreement with Canadian containerboard manufacturing company, Cascades, Inc. The project quickly transitioned from core and shell warehouse to a state of the art corrugated containerboard manufacturing facility and Cascades regional office headquarters.

Greek Development signed a design-build contract with Cascades, Inc. for the interior fit-out of the facility. The extensive upgrades included a 4,000 Amp primary electric service, 10,000 square feet of support office/equipment storage, 600 foot enclosed rail loading platform, floor slab upgrades to accommodate the massive deadloads of the rolled paper stock, dock equipment upgrades, 2,000 linear feet of automated material handling transfer car tracks, equipment foundations for the five converting machines, equipment foundations for the 400 foot long corrugator, 700 linear foot pedestrian catwalk, process electric and plumbing infrastructure for the delivery of compressed air, ink, glue, water and soap, which is integral to the manufacturing process.

In addition to the manufacturing related upgrades, Greek Development constructed a 20,000 square foot Class A office space, designed by Canadian design firm, Issa Design. This office space serves as the regional headquarters for Cascades, Inc. The main emphasis of the office design revolved around providing the highest quality work environment for the employees. A major focus was placed on noise control, open space, natural sunlight and making a connection to the materials being manufactured in this facility. This was accomplished through various material and color selections.

The final result was an amalgamation of efforts among all stakeholders in the project, which is why Greek Development places such a high standard on teamwork and collaboration. The results speak for themselves.
